Digital Realty Trust Buys Santa Clara Data Center for $90M

(WEB HOST INDUSTRY REVIEW) — Real estate investment firm Inland Western REIT (www.inlandwestern.com) has sold its Bayshore Data Center, a 185,000-square-foot data center facility in Santa Clara, California, to Digital Realty Trust (www.digitalrealtytrust.com) for $90.52 million in cash and assumed debt.

The data center sale was marketed by Holliday Fenoglio Fowler’s (www.hfflp.com) Los Angeles and San Francisco offices on behalf of Inland Western, which paid $95.7 million for the data center in 2005.

Bayshore Data Center includes a 160,000-square-foot building at 1350 Duane Avenue and a 25,000-square-foot building at 3080 Raymond Street.

The two buildings are situated on 5.6 acres of land, just adjacent to Silicon Valley Power and US Highway 101.

The properties are fully leased to tenants including Sprint Communications, Equinix and Layer42.Net.

According to the press release, Inland Western is a self-managed real estate investment trust that “acquires, manages and develops a diversified portfolio of real estate, primarily multi-tenant shopping centers” across the US.

“We are very excited to add this property to our portfolio of income producing assets,” says Scott Peterson, senior vice president of acquisitions for Digital Realty Trust. “The HFF representatives were extremely professional and knowledgeable regarding data centers.”

Digital Realty Trust has a significant data center space footprint, with an interest in 13.8 million square feet of data center space in 77 properties in Europe and North America.

Last week, ServeCentric signed a new lease agreement for additional space within DRT’s Dublin data center.
